A standard homeowners policy on the coast usually excludes windstorm, and it never covers flood. So most coastal homes need three separate things: a homeowners policy (fire, theft, liability), a windstorm policy (often through the Alabama Insurance Underwriting Association), and a flood policy (through the federal NFIP). A gap in any one shows up at the worst possible time, after a storm. Here is how the three fit together, and what to check before hurricane season.

Why is coastal insurance different in Gulf Shores?

Because the Gulf of Mexico is right there. Insurers treat coastal Baldwin County as high hurricane and windstorm risk, so they handle it differently than an inland home:

  • Windstorm is carved out. On much of the coast, a homeowners policy will not pay for wind damage; that coverage moves to a separate wind policy, commonly through AIUA, the state’s coastal wind pool.
  • Flood is always separate. No homeowners policy, anywhere, covers flood. Coastal flood comes through the National Flood Insurance Program (NFIP), and it has a 30-day waiting period before a new policy pays. Buying it the week a storm is named is too late.
  • Higher, percentage-based deductibles. Coastal wind and named-storm deductibles are often a percentage of a home’s value (commonly 2-5%), not a flat dollar amount, a real number to plan for.

Example: A $600,000 Orange Beach home with a 5% named-storm deductible means $30,000 out of pocket before wind coverage kicks in on a hurricane claim, separate from any flood loss. Knowing that before the storm is the whole point.

Do I have to be on the water to need flood insurance?

No, and this is where people get caught. FEMA flood maps place much of Baldwin County in a Special Flood Hazard Area, and if a home has a federally-backed mortgage in that zone, flood insurance is mandatory. Even outside those zones, coastal storm surge and heavy rain flood homes that “aren’t in a flood area” nationwide, more than 40% of flood insurance claims come from outside the highest-risk flood zones. A quick lookup on FEMA’s Flood Map Service Center can confirm a specific address’s flood zone.

Is there help to make my coastal home more insurable?

Yes, Alabama runs the Strengthen Alabama Homes program, which offers grants of up to $10,000 to retrofit an owner-occupied home to the FORTIFIED wind-resistance standard. Baldwin County has been an eligible county since the program began in 2015. A FORTIFIED roof can both reduce storm damage and, with many insurers, earn a premium credit.

What about vacation rentals in Gulf Shores?

Gulf Shores and Orange Beach are one of Alabama’s biggest short-term-rental markets, and a home rented to guests is not covered the same as an owner’s own residence. A standard homeowners policy typically excludes business and rental use; a rental property usually needs a landlord or short-term-rental policy plus the wind and flood layers. If a beach condo is rented on Airbnb, a personal HO policy is likely the wrong policy.

Example: A Gulf Shores condo owner who rents on Airbnb files a guest-damage claim; it’s denied under a personal HO policy’s business-use exclusion, because the property needed short-term-rental coverage, not a personal HO policy.
