Do I need flood insurance for a Tybee Island home?

Tybee Island sits largely in FEMA Special Flood Hazard Area Zone AE. If you have a secured loan or any secured creditor, flood insurance is mandatory. Even without a secured creditor requirement, we strongly recommend it for any Tybee, Skidaway, or other coastal Georgia property. NFIP coverage maxes out at $250K dwelling and $100K contents; private flood options can go higher. Wind coverage may be a separate policy or endorsement depending on carrier; some coastal carriers write wind-only, others bundle it with homeowners with a hurricane deductible.
