What happens if a commercial property on the Alabama coast can’t get private wind coverage?
Every insurer authorized to write fire and extended-coverage insurance in Alabama must belong to the Alabama Insurance Underwriting Association (AIUA) as a condition of doing business in the state (Code of Alabama Sec. 27-1-24). AIUA is the insurer of last resort for windstorm and hail coverage in Baldwin and Mobile counties, where private carriers sometimes decline coastal commercial risk. AIUA covers wind and hail only — flood and any business income loss from a flood event still need separate coverage.
