What happens if I can’t find wind coverage for a vacant coastal Alabama property?

Every insurer licensed to write fire and extended-coverage insurance in Alabama must belong to the Alabama Insurance Underwriting Association (AIUA) as a condition of doing business in the state (Code of Alabama Sec. 27-1-24). AIUA is Alabama’s insurer of last resort for windstorm and hail coverage in Baldwin and Mobile counties, where private carriers sometimes decline coastal risk. AIUA covers wind and hail only — flood, storm surge, and water intrusion still need a separate NFIP or private flood policy.
