Does my Georgia condo policy cover water backup from drains or sewers?

Not automatically. A standard Georgia condo policy, called an HO-6, generally does not cover water that backs up through drains or sewers unless you add water backup coverage as an endorsement. Regular water damage from a sudden burst pipe is usually covered, but backup through your drains or a sewer line is treated as a separate risk that needs its own add-on.

Here is the distinction insurers make. A pipe that suddenly bursts inside your wall is typically covered. Water that rises up through a floor drain, toilet, or sewer line because a city or building line is clogged or overwhelmed is excluded under the base policy. Adding water backup coverage closes that gap.

For example, a heavy storm overwhelms the sewer line serving a condo building in Decatur, and water backs up through your unit’s drains, ruining flooring and a finished closet. The repairs total $9,000. Without water backup coverage, your HO-6 denies the claim. With the endorsement, your policy can pay that loss up to your selected limit.

A couple of tips for condo owners:

  • Water backup is usually an inexpensive add-on, and you choose a coverage limit such as $5,000 or $10,000.
  • Confirm whether the HOA master policy covers common-area backups, since that affects how much you need.
