Is mobile home insurance required in Georgia?
Georgia does not require mobile home insurance by state law. There's no statute mandating a minimum policy the way Georgia requires liability coverage on a registered vehicle. In practice, coverage ends up required in most real situations by the people a homeowner does business with, not by the state.
A lender financing the home is the most common source of that requirement. If a manufactured or mobile home is financed through a chattel loan (a loan secured by the home itself as personal property, rather than a mortgage secured by real estate) or a traditional mortgage on a home affixed to owned land, the lender requires a mobile home insurance policy covering at least the loan balance for as long as the loan is outstanding. The lender is protecting its collateral, and the loan agreement itself creates the requirement.
A mobile home park is the second common source. Most parks in Georgia require tenants to carry liability coverage as a condition of the lease, since a park owner doesn't want to absorb the cost of a lawsuit if a tenant's dog bites a neighbor or a propane grill fire spreads to an adjacent home. Some parks also require dwelling coverage on the home itself, particularly if the park holds any ownership interest in the structure.
Example: a family buying a used single-wide manufactured home for cash and placing it on land they already own outright, with no mobile home park involved, has no legal or contractual requirement to carry any coverage at all. The same family financing that same home through a dealer's chattel loan, or placing it in a leased-lot community, will find a policy required in the loan documents or the lease before they can close or move in.
Even where coverage isn't required, going without it leaves the home's full replacement cost, and the owner's personal liability for injuries on the property, entirely unprotected.
